 Delray Villas Recreation Minutes of April 1, 2025

The meeting was called to order at 7:00 P.M. by President Camille Montemurno. A Pledge of Allegiance was held followed by a moment of silence for our dearly departed Board Members and Armed Services.  Please silence your cell phones.

Minutes

The minutes were read by Secretary Lynne Cohen. Corrections were made and then accepted by Tom Clark and 2nd by Arleen Kessler.

Roll Call

Those present were Arleen Kessler, Howard Appel, Iris Schnell, Joann Albertson, Michael Goodman, Camille Montemurno, Lynne Cohen, Mark Cafeiro, Roger Del Gaiso, and Tom Clark.  Anita Marie Mitchell Shelton was an excused absence.

Treasurer’s Report

The treasurer’s report was read by Howard Appel.  See attached. Bill Yesowitch said that he thought our operating accounts were too low. Mark Cafeiro questioned our $300,000 replacement funds.  Camille Montemurno announced that we are not rehiring our accountant.  We will be hiring a new Accounting Firm.  Our audit is in progress.  Michael Goodman accepted the financial report and Iris Schnell 2nd it.

Pool and Gym

Mark Cafeiro reported that our pool was good. The parts for Treadmill 2 were ORDERED at $ 42.  Camille Montemurno said the Spa was full as it should be. Mike Montemurno said that the pipe there was to recycle water.

Tennis Courts

The lamp by the tennis courts fell down and therefore we had to shut down the tennis courts for safety reasons. The inspector will check when he does his report.

A special meeting will be held on 4/8 at 4 P.M. and 4/9 the Doc Meeting will be held.

Landscaping

Michael Goodman reported that the grounds are all looking good.  In May the landscapers will finish up the mulching and adding rocks.  The trees and shrubs will be fertilized.  If anyone sees anything, please report to Michael Goodman.

Recreation News

Patti Lazaroff stated that she is apologizing for any errors.  She wants to know how many papers are actually needed. We discussed whether or not we will continue with distributing the Plat Chat.  Joann Albertson said the trip to the Casino was cancelled due to inadequate attendance.

Zoom and Internet

Alan Shwartz reported 25 people are currently online. All slide shows are current. The Newsletters are online. All Plats with the exception of Plat 3.

Alliance

Iris Schnell reported that the Alliance Meetings are following our Rec Board meetings due to our date changes.

She also reported that our Tai Chi is going very well. See report attached.

Entertainment

Camille Montemurno reported that the Trifecta Weekend is 4/25, 4/26, and 4/27 and beverages and dessert will be served.

Art Classes are held every Friday morning in the Art Room.

Mah Jong currently has 12 ladies being taught by Ronni Townsend and Linda Brown.

Yoga is held from 10-11 A.M. on Saturdays and Chair Yoga is 11:15- 12:15 a.m. at the cost of $8 per person.

Bingo is being held on 5/3 in B bldg .  The first card is free but the 2nd board is $3 or 2/$5.  There will be gift cards for winners.  Marlene Mirsky and Patti Lazaroff are chairing it at 7 P.M. on Saturday.

Pottery starts on 6/1.  Howard Appel fixed our first Kiln and the 2nd one was fixed by John. We need another slop sink next to the one we currently have.

Seminars

April 7 is our Musical Therapy Seminar with Rebecca from 10-11 A.M.

Palm Beach County Home Fraud Protection and registering our homes will be held on 4/11 at 10-11 A.M.  Sam Fleischman will be chairing this program.

A.I. is taking place on 4/30 at 10-11 A.M. chaired by Mitzi Garvey.

On 5/14 Steve Rider will be conducting a seminar on Burial and Cremations followed by Veterans Benefits.

Dr Courtney will be conducting a seminar on hips and knees.

Another Dr will be speaking on ankles and feet.

Tommy Rudolph would like a seminar on Nutrition.

Alan Rossman and Toby Gordon are chairing a show West Side Story at the Delray Playhouse on 9/6 Saturday night and 9/7 Sunday matinee.  We have 50 tickets at $35 a ticket.

Volunteers are needed for Ticket Booth.

Veterans Meeting is 4/9 in A bldg.. it didn’t appear in Rec News reported by Kim Melito.

Lost & Found in the Card Room ticket office.

Docs

Bob Albertson is Chairing this with 4 Plats Presidents and Vice Presidents.  The meeting is 4/2. On 4/3 the attorney will be getting them. On 4/8 the board will be voting with at least 66 percent approving this.  On 4/16 Reviewing them.

The cost to be done electronically is $ 1250 plus $100 each for a total of $1450 versus $4000-$5000. 5/1 it will be presented followed by 3 meetings and a Special Meeting. Voting will be done in June with 1126 signatures. 

Janitorial Staff

Pablo has started and Adolfo starts on 5/1.  Dave is currently present.

New Yield Sign is up. Ping Pong Table is being stored in closet of the Viking Room.

C.O.P.S.

Lynn Goldstein, Plat 3  is our new Captain since Lloyd Lukens resigned.  They need volunteers for their service units.  They meet the first Wednesday of the Month.  If you need to reach her call 561-445-4256.

Billiard

Sam, Karl, and John are in charge of Men’s Billiards.

Joann and Patti are starting up Women’s Billiards.

Recreation Board Meeting of March 4, 2025

Meeting was called to order at 7:00 P.M. by President Camille Montemurno.  A Pledge to the flag was done and a moment of silence for dearly departed board members and all Armed Services.  Please silence your cell phones.

A thank you was announced to Shelle England and Shelley Miller for their dedicated service on the board. They both have resigned due to different health reasons and personal reasons.  We welcomed AnitaMarie Mitchell Shelton and Roger Del Gaiso in their places consecutively from Plat 1.  Roger in a 1 year term and AnitaMarie to a 2 year term.

Minutes

Secretary Lynne Cohen read the minutes.  They were accepted as read by Arleen Kessler and Roger Del Gaiso.

Pool and Gym

Marc Cafeiro said the pool is good. The Gym report is that Life Fitness came in fixed what had to be fixed and the next day broke again.  Personal trainers need to be certified with proof of certification.  Our treadmills are 2008 and it is difficult now to buy parts when they break. Marc received bids on buying 3 treadmills from different companies.

Another company $40,000

A Trainer should have a CPR card, Certification Card and Insurance Card.  Bill Yesowitch asked if we looked into leasing.  Mike Montemurno wants to know why we keep putting band-aids to fix the treadmills.  Howard Appel wants to know if treadmill prices are sold as 3 or is this each regardless.  Camille Montemurno explained that the treadmills and bikes are most used in the gym.  Glenn Kessler wanted to know why we bought 2008 machines in 2016.  Bill Yesowitch suggested that we should set up a reserve account for the gym.

Activity Center

Camille Montemurno said a meeting was held for tennis, bocce, pickleball and basketball.  They would like 4 pickleball courts, 1 tennis court, 1 bocce, and 1 basketball court.  The driving range is still under discussion only.

Landscaping

Michael Goodman reported that all is looking good.  Wolfer is very attentive to our needs. In March there will be 2 cuttings on the 10th and the 24th.  March 10 the hedges and shrubs will be trimmed.  In April the shrubs and trees will be fertilized.

Recreation News

Patti Lazeroff announced that she is working on the April edition.  Defibrillator locations will be listed in this issue.

Zoom & Internet

Alan Shwartz said all is good. He is testing a mike on the lapel on Lynne Cohen.  It seems to be working fine.  The only problem is that other people have been touching his Microphones and Knobs in the control Box when they have meetings.  He has to adjust them all.

Alliance

Iris Schnell reported she attended the meeting.  The copy of the Alliance Report is attached to main copy of minutes.

Zoom

Alan Shwartz reported that 24 people are on Zoom.

Entertainment

Lynne Cohen, Iris Schnell, and Anita Marie Shelton Mitchell are our entertainment chairmen and each lady will read information each month.  There are 23 committee members currently.  This month Lynne Cohen is announcing.  We had a great showing of all 4 Plats at our meeting.  There is a poster in the lobby of all seminars and entertainment upcoming events.  There is a sign up sheet if you want to join a committee.

Mothers Day on May 9 from 12-3 P.M. catered by Palm Beach Bagels with 4 different choices of lunch. It will be Chaired by Lynne Cohen and Toby Gordon.  The cost is $25 per person.  Our models are from all 4 plats.  They will be wearing clothes from Patchington in Boynton Beach

Anita Marie Mitchell Shelton reported that she felt welcomed and thanked everyone for that.  She suggested we have more diverse entertainment such as Steel Bands, Motown Music and Margaritaville for the Parrot Heads.

Iris Schnell announced that Delray Medical Center can get people to lecture from there.

Nancy Grasso suggested we do lectures on Nutrition.

Camille Montemurno thanked all that attended the meeting on Entertainment.  She also announced that we are going to need more chairs at pool due to so many more people from ALL plats are coming out now.  Please PUSH CHAIRS into table when leaving the pool.  The Pool will stay open now til 9:30-9:45 PM.

We will be having a Trifecta Weekend on 4/25, 4/26, and 4/27.  On 4/25 Never Say Never will perform from 7-10 P.M.  On 4/26 DJ Mike will perform from 7-10 P.M. and 4/27 we will have a pool party with all the left over desserts from 4/25 and 4/26.  If you purchase them separately the cost if $15 pp but if you buy both days it is only $25 pp.  We are calling it a “This and That” weekend.  Please come out and support everything!!

Karen Donovan, Linda Brown, Joann Albertson and Toby Gordon will be chairing an upcoming Cruise in 2026.

Karen Scotti will be having a wine with painting in the evening program.

Fran and Howard Appel will be chairing a wine tasting evening.

Glenn Kessler asked about ceramics and pottery time.  Sam Fleischman found a man in the Billiards Room that can help with that.

4/7 is a Musical Therapy program to help relieve stress, heartache, and Alzheimers.  It will be chaired by Rebecca.

Tickets

Tom Clark and Alan Rossman are selling tickets in the Ticket Office on Thursday and Saturday from 10-12 pm.  We will be extending our Ticket Booth hours TBA and need more volunteers.

Calendar Girl

Arleen Kessler will be replacing Shelle England. 

Joann Albertson would like a copy of the Plat Chat for the whole board so they are kept abreast of what is going on.

Anita Marie Mitchell Shelton suggested Plat Chat should go on PDF and ask the 4 Presidents to put their Plat News on Website.

Old Business

Robert Albertson will be in charge of the DOCS..ALL Plat President and Vice Presidents will be meeting for the DOCS.

Vic Mayores of Plat 1 has his company liking to rent space to have them come and teach us about CPR.  They have to have a “Hold Harmless”.

New Business

FPL will be shut down for a few hours on March 5 from 10-2:30 pm to change our transformer.

Mike Jacobson  his company provides research on Alzheimers and they pay for your opinion.

Mike is a retired health inspector and wanted us to know there needs to be 3 feet away from pool and under awning to follow the rules when eating.

Don Donahue and Pat Melito will be forming the Veterans Club in the A Building.

Charlie San Filippo asked everyone to wear a Red Shirt on Fridays for all Veterans being honored.

Camille Montemurno is announcing our Facility Bids

# 1.. Professional Cleaning and Handyman Service

2 ppl for 6 hrs a day 5 days a week….$73,393 minor handyman work

# 2.. Commercial Cleaning…2 ppl for 8 hrs a day for 5 days a week ( handyman at extra cost) $ 100,074

# 3.. General Contractor and Cleaning Service

1 person for 40 hrs a week maintenance & repairs( carpentry and painting & masonry work)

1 person cleaning 4 hrs a day for 5 days a week…they can help each other out as well $104,000 (they worked here before in A bldg.)

# 4..2 ppl 8 hrs a day for 5 days doing janitorial services with some painting & removing ceiling tiles but very basic $116,000

This year contract for janitorial services was $ 104,000 plus outside contractors cost $278,000.

Debbie Willson thought # 3 was the best choice

Glenn Kessler asked how long their contracts were for..it is 1 year contract with a 30 day exit clause

Charlie San Filippo questioned the responsibilities of ea of the above groups

Bill Yesowitch said #3 is maintenance and a contractor.

Marcie asked if the same scope of work was presented to each contractor.

Mike Montemurno felt that #3 is best choice for carpentry and cleaning

Recreation Board Meeting of February 4, 2025

The meeting was called to order by President Camille Montemurno at 7 P.M. Pledge to the flag was held followed by a moment of silence for our departed veterans, victims of plane crashes, and prayers for all our families and friends.

Minutes

Secretary Lynne Cohen read the minutes of the January meeting. After a correction on the date they were accepted by Joann Albertson, Treasurer and Arleen Kessler.

Treasurers Report

Joann Albertson announced QuickBooks are being updated and cleaned up by Camille Montemurno and our Bookkeeper Sheila Lane. Sheila will have access in about 10-15 days but she can pay bills regardless.  They did such a good job of cleaning up the finances that QuickBooks is only charging $750 instead of $2500. Kudos to both ladies who put in tireless hours doing all this. Motion to accept by Michael Goodman Vice President and Iris Schnell.

Gym & Pool

Marc Cafiero said the heater went and was repaired.  Alexa was installed in gym and its working well.  A few parts were ordered for our equipment in gym.

Landscaping

Michael Goodman said all looks good.  On the 10th and 24th the lawns will be cut and on the 10th the trimming will take place.  Weeds were spotted coming up through the mulch but otherwise all is fine.

Rec News

Patti Lazaroff said all February Newspapers are out and March is being worked on.  Please submit all materials by February 25. 

Websites

Alan Shwartz said there are 29 people on zoom.  All else is running well.  The ads on TVs are running good.  Lynne Cohen asked for Super Bowl to be included in issue.  Super Bowl boxes were being sold.  The Building will be open at 4:30 P.M.

Alliance

Iris Schnell report is attached.

Health Fair

Shelley Miller reported that it was very successful with 125 people in attendance.  Our next Health Fair will be February 26, 2026.  The Rec receives $500 per event.

Ticket Sales

Tom Clark and Alan Rossman will be alternating months.  The Casino trip has been cancelled due to lack of attendance. February 15 tickets are being sold for Welcome Back Snowbirds for $15 per person and coffee and dessert will be served.  Crimson Groove a 4 piece band will be performing.  February 24 the seminar One Size Fits All by Alan Lewis, attorney is at 10:30 a.m. Tickets for this are in ticket office.

Lost and Found

Shelle England reported nothing has been lost and therefore nothing has been found.

Sam Fleischman reported all lost & found that is not returned to Shelle England can be found in the ladies gym closet by women’s bathroom.  Our baby pool can be found in there as well.

Ritter has a notification on his phone after you leave a voicemail, he will return the calls.

Howard Appel announced that all lights have been changed in our parking lot and it is now very bright.

Old Business

The meeting that we held for all Executive Plat officers of all plats was quite a success.

Rick Mancini has been made the Event Coordinator but Shelle England still does the calendar.

New Business

Bob Albertson will be chairing the Doc Committee.  All 4 Presidents and Vice Presidents will meet.

Seminars are free for all.

February 24 at 10:30 A.M. our first seminar will be held on Estate Planning run by Alan Lewis, Attorney.

A musical therapist will have a seminar in the future.

A scam report seminar is in the makings. Fifth Third Bank will talk about bank scams.

Billy from the Health Fair is in contact with all employees in Boca Regional Hospital and can get us lecturers.

An Insurance Person will give a seminar.

Elder abuse will be discussed by a lawyer.

Dr Jonathan Courtney will host a seminar on replacing knees and hips.

Joann Albertson and Bill Yesowitch will chair the insurance seminar.  Marsh McClellan has been keeping our rates steady over all these years due to his close working relationship with Joann Albertson.

Chairing the seminars will be Iris Schnell, Shelle England, Arleen Kessler, Shelley Miller and Lynne Cohen.

Entertainment Committee will meet.  Committee sheets are on the table so please sign up.

Mike Montemurno will still chair the Parking Lot.

Facilities & Maintenance going out to bid—Ritter is bidding as well.

Pool bid, tennis court & parking lot bids are still open.

Assessment will take place.  Randall of Fifth Third Bank will come in to discuss payment plans for the community.

The Fence bid came in at $64,000 and other bids came in as well even higher.

Debbie Willson agrees on assessment but feels we were frivolous on A building, such as Stoneware, Fabric on wall papers, etc. She feels we spent $100,000 too much with all these things.  In all our meetings with the public not one person voice their opinion to deny this spending.

Sam Fleischman questioned whether our assessment will be $500 or $1000.

Camille Montemurno said we will have a 3,5,7 & 10 year plan for rebuilding our property.

Bill Yesowitch reminded everyone that 14 years ago we were supposed to have an assessment but it never happened.

Rhoda Birnbaum said everyone should cooperate & help out.

Tommy Rudolph said the assessment is “putting the cart before the horse” if we don’t know all the information yet.

Now there are 32 people on Zoom.

All renters are entitled to Delray Villas decals.

Rosalinda Perez want to know when and how much for the assessments.

Jeff Magid & Judy Mayer in audience as guests from our Car Show for Russell Mayer “Stand Down House” contribution.  After Six raised $2000 in his name.

Recreation Meeting Minutes of January 7, 2025

Secretary Lynne Cohen called the meeting to order at 7:00 P.M.  Please turn off all cell phones and all rise for Pledge of Allegiance.  A moment of silence was held for all dearly departed Board Members, Armed Forces, and our World Peace.

Announcement was made for all Board members voted in and current members.

Plat 1- Tom Clark, Shelle England, and Shelley Miller.

Plat 2- Arleen Kessler, Howard Appel, and Michael Goodman.

Plat 3- Iris Schnell and Joann Albertson

Plat 4/5- Camille Montemurno, Lynne Cohen, and Marc Cafeiro.

Nominations were then held for Recreation Board President..Tom Clark nominated Camille Montemurno and Shelley Miller 2nd it.  Board all voted yes and Camille thanked Joann Albertson and Patti Lazaroff for their great work they have done all these years on the board.  Nominated for Vice President was Michael Goodman. He accepted it and Shelley Miller voted 1st and Arleen Kessler 2nd it.  Board all voted in favor. Lynne Cohen was Nominated for Secretary by Shelley Miller and Iris Schnell 2nd it.  Lynne Cohen accepted and board voted in favor.  Nominated for Treasurer was split between Howard Appel and Joann Albertson. Howard will do for 8 months while here and Joann will finish for 4 months while Howard is gone.  Lynne Cohen voted and 2nd by Tom Clark. They were unanimously passed for positions.  Board voted to hire Sheila Lane as a full time paid bookkeeper at the salary of $750-$1000 month.  Bill Yesowitch reiterated that 2 signatures are still required on all checks.  Everyone accepted their positions.  Marlene Peretzman asked if we are still using Quikbooks and answered yes by Camille.  Marc Cafeiro will be taking on pool and gym.

Minutes

Minutes were read by Lynne Cohen attached as well is September 2024 minutes for correction due to balance sheets.  Minutes approved as read.

Treasurers Report

Camille Montemurno read treasurers report (see copy attached).  It was reported that we do not have $186,792.72 The clean up of our account will finally fix this. Contacted a new auditor from Rich from Plat 3, Gladstone Strum & Co.  Spoke with Steven Gladstone.  He will meet with Sheila Lane and Camille Montemurno. Our numbers are right but books weren’t closed properly at the end of the year. Numbers were right through Quikbooks and they are cleaning up everything for $2500.  Karen Donovan wanted to know if loan payment has started.  Camille explained to her and told her it absolutely was.  Bill Yesowitch commended the board for our balance sheet moving in the right direction.  Mike Montemurno questioned $ 103,145.58 which is Ritter salary.  He asked for a breakdown on expenses. The treasurers report was voted on approval by Shelle England and Tom Clark 2nd it.

Entertainment Report by Shelley Miller

February 3 from 10-12 is the Health Fair.  Sandwiches will be served as well.

The Rec will be receiving $500.

Feb 15 Welcome Back Snowbirds..Let’s Party. There will be a 4 pc band Crimson Clover.  Beverages will be served.

Joann Albertson announced sign ups for the Casino trip to the Big Easy  from 9 a.m.-4 p.m. Cost is $25 and after spending $10 you will receive $30 back.

Shelley Miller announced that Iris Schnell, Lynne Cohen, Joann Albertson and Shelle England are forming an entertainment committee.

Variety Show is no longer taking place.

Camille Montemurno would like all Plats to be part of everything so we could grow.

Marlene Mirsky asked if After 6 could hire more than a year in advance so they can get good entertainment. Since we are allowing other people in the community to use the A bldg., it will be hard.  A decision will be made after the January 29 meeting of all 4 plats executive board members.

Marlene wanted to know if After 6 still has the second week of the month for their programs.

Gym and Pool

Marc Cafeiro reported that 1 Television is out in the gym and the pool is fine.

Camille Montemurno reported that the tennis courts screens are pre ordered.  Prices to redo the tennis courts will be discussed when a committee is formed. Marlene Mirsky reported that the middle court light is out. They will be moving the head back further toward the hedge.

Landscaping

Michael Goodman said all is good and awaiting their schedule.

Alliance

Iris Schnell reported the meeting is taking place on January 8.  Topics are attached for their meeting.

Lost and Found

Shelle England reported that Sam Fleischman usually finds items and reports it.  If anything is lost or found please report to her.

Recreation News

Patti Lazaroff will be continuing the paper.

Camille Montemurno announced that the Docs will be taken care of when we meet with the other plats.

Meeting was called to order at 7:00 P.M. by President Joann Albertson.  A pledge to the flag was held followed by a moment of silence for our departed board members, armed forces, neighbors, and wishing everybody a Happy Chanukah, Merry Christmas, Happy New Year.

Scheduling

Camille Montemurno scheduled February 15.

Joann Albertson scheduled a bus trip to Big Easy on January 22 with the cost being $25 and you get $30 back.

Shelley Miller scheduled the Health Fair for February 3.

Correspondence

Ritter report

Pool is a work in progress. Checking for more leaks. Fixed lollipops with electrician around pool. Pressure washing to tennis courts done. Camille told Ritter to check the pool every half hour to see if water was leaking.  Then every hour, then 45 minutes to check and lost 8” of water.  Pool company is coming back to see what is happening. We are checking everything to rule out problem.

Tommy Rudolph reported that the surface of the tennis courts has “had its life”.  The sand is coming up and it has to be eventually taken care of.  Corners are getting dirty due to sprinklers.

Entertainment

Alan Rossman reported New Years Eve is still being sold.  We are up to 107 attending so far.  He reported the Casino trip and the Health Fair.

Recreation News

Patti Lazaroff needs some more articles to fill in the paper.  Camille recommended to put some pictures in of the trees coming down and the other landscaping being down.

Landscaping

Michael Goodman reported that Wolfer is doing a good job. Two dry wells installed. We needed to have mulching and edging done.  January it will be continued as well.  If anyone sees something that has to be done please notify him.

Activity Center

Patti Lazaroff reported that she is going to call for estimates on complete resurfacing to be done on tennis courts with drainage.  Courts were cleaned and wind screens are on back order.  Camille asked that it should be done on week days due to weekends are very actively busy there. We are looking into all that and the parking lot to be done as well.

Iris Schnell reported crime down and car crashes down.   Moment of silence for the 3 police officers that were killed in motorcycle crash. Palm Beach Fire Rescue Chief reported we are the third busiest battalion in the county.  Next came the Big Insurance Panel. Alliance copy attached for further info.

Old Business

Joann reported she spoke with the lawyer today and he said we don’t have to do anything now with the Transparency Act until July 2025.  Bill Yesowitch stated that according to our lawyer we have to take care of it.  Bill said 4/5 Plat is going to do it.  Joann said let your lawyer sw our lawyer.

Marlene Peretzman says Plat 1 has financial management and they told them July 2025 is the final date on the Transparency Act.

New Business

Judy Clemon needs Boards permission to order more FOBs.  Joann stated she didn’t need permission.

Howard Appel requested the audio system be brought into gymnasium.

Good and Welfare

Rhoda Berman advised that all residents read the fine print on your insurance policies to check where it says that you are a co-insurer.  This could be very costly to homeowners claims.

Camille took a vote from audience if anyone would like Marsh McClennon, our insurance agent, to come into speak about insurance information to anyone interested.

Ed Hoag from Plat 2 stated that Citizens Insurance only is paying a partial amount of hurricane victims claims due to overwhelming amount of claims submitted.

Karen Donovan would like to know when payment books for our HOA is arriving.

Delray Villas Recreation Meeting on November 20, 2024

Meeting was called to order at 7:06 PM by President Joann Albertson.  Pledge to the flag was held.  Prayers for departed Board Members, Neighbors, Armed Forces, and prayers for Thanksgiving

Attendance:

Michael Goodman, Arleen Kessler, Howard Appel, Iris Schnell, Joann Albertson, Camille Montemurno, Shelle England, and Tom Clark.

Excused absence for Lynne Cohen, Patti Lazaroff, and Shelley Miller.

Bill Yesowitch spoke about new forms to be filled out by all HOA and Rec Dept.  It is a 4 page document and was given to Joann Albertson and Mike Montemurno.

Scheduling:

Linda Brown spoke on behalf of the After 6 re the January Meeting is going to be on January 15th.

Rec Board Meeting has been changed to the first Tuesday of the month on January 7, 2025.

Plat 2 Board Meeting will be held on 12/17 at 7:30 pm in the Card Room as per Howard Appel.

Mike Montemurno announced that the 4/5 HOA Meeting will also be held on 12/17 in the Viking Room

Sam Fleischman announced that billiards will be held every Tuesday and Thursday at 6:45 pm.

Announcement was made that Rich Kriz has passed away.

Minutes

Iris Schnell read the minutes in Lynne Cohen’s absence.  Minutes were corrected and accepted as read by Joann Albertson and Howard Appel.

Financial Report

Camille Montemurno read the financials and copy is attached.  Michael Goodman and Iris Schnell accepted.

Ritter

There was a massive leak detected from water meter over excessive loss of water.  Eagle Plumbing came and said the leak was in the pool.  Atlantic Pool detected 2 holes in drain.  It was plugged with hydraulic cement.  Due to this we lost thousands of gallons of water.  Camille Montemurno while on vacation in Rome approved the repairs.

Marc Cafiero said all else was ok.

Alan Rossman thanked all that attended the Diamond Club/Veterans Day party, and Health Fair.

New Years Eve tickets are on sale at $55pp in the A bldg. There will be 2 entertainers a comedian and a DJ performing.  The doors open at 7:30 pm.  The menu was announced as salmon, eggplant, chicken, and gluten free pasta.  There will be appetizers on all tables. It is being run by Mr Rick Mancini.

Karaoke/Sing Along will be held 12/15 along with Ugly Sweater/Shirt in the A bldg no matter how many people show up as they will be testing all 4 TVs for New Years Eve.

Joann Albertson announced the Rec News, Plat Chat, will be on her porch due to Patti Lazaroff being on vacation.

The ceramics kiln will be checked by Ritter and Alan Rossman for the info on the side dial in front of unit.

Landscaping

Michael Goodman announced that Wolfer Landscaping will be doing a lot of work in a few days(Thursday and Friday).  Mulching, planting, cutting and other necessities will be taken care of.

Activity Center

Tommy Rudolph, in Patti’s absence, talked about the mold on the courts edges and it seems to be spreading.  It will cost $2550 to clean and the company will be contacted. Screening will take place in January after our budget is passed.

Alan Shwartz Reported that 24 people are currently on Zoom.  We had some glitches but all is running well now.

Lost and Found

Shelle England reported some keys and rings were lost again.

Alliance

Iris Schnell reported Sen. Lori Berman held their 34th Annual Thanksgiving Food Drive that started 10/14 and was now ended.  Kudos to United Way and CBS-12 for their assistance.  Over 173,000 people in need of food in our Palm Beach area.  State Rep Kelly Skidmore reported condo reserves will start in all condos that don’t currently have them.  Joe Abruzzio, the clerk of the Circuit Court and Controller for the County announced we will be having self service kiosks for vehicle registration.  Also Iris announced that Palm Beach County is the largest investor of Israeli Bonds in the United States.  December 4 the Alliance Meeting will have an insurance panel discussing any questions you might have.

Sam Fleischman said there is a Website on Facebook group about insurance information.

Joann Albertson announced that Citizens Insurance is not paying peoples claims.

The Corporate Transparency Act will fine anyone $500 if they refuse to provide their information to them.

Mike Montemurno questioned our tabled discussion from last month about shutting down Tony Costa FOB.  He is paying his dues currently so that can’t be done.

Joann Albertson wants this issue to be ceased now.  Enough discussion has been held on this subject already.

Good and Welfare

Toby Gordon announced that our Thanksgiving Food Drive was successful.  The food was delivered and donated to “Eat Better..Live Better” on Military Trail.  Kudos went to Tom Clark, Sam Fleischman, Noel Gordon and Ritter for helping in delivering the food.  Joann Albertson gave Kudos to Toby Gordon for running the food drive.  Toby would like to have a Child School Supplies Drive for children that can’t afford school supplies.  TBA

Rich Kriz having done so much for the Billiard Organizing and helping the players out.. a suggestion was made to name the Billiard Room in his name.  Mike Montemurno announced that 4/5 will pay for a plaque on the room naming it the Rich Kriz Billiard Room.  Camille Montemurno made a motion to pass this suggestion.  Approved by Michael Goodman and Iris Schnell.
