Delray Villas Recreation Meeting on September 25, 2024
Meeting was called to order at 7:10 P.M. by Patti Lazaroff, Vice President in Joann Albertson absence. Afterwards the pledge to the flag was done and a moment of silence was observed with prayers for all who are sick.
ATTENDANCE
Michael Goodman, Arleen Kessler, Patti Lazaroff, Lynne Cohen, Camille Montemurno, Shelle England, Shelley Miller, and Tom Clark.
Howard Appel, Iris Schnell, and Joann Albertson were excused.
NEW BUSINESS
A motion was made by Camille Montemurno to change our meeting dates starting in January 2025 from 3rd Wednesday of the month to the 1st Tuesday of the month. Discussion was held and the board voted unanimously to pass this if the Docs allow it.
SCHEDULING
Marlene Mirsky requested her scheduling for January 11, 2025 for the Welcome Back Party with the Fabulons performing. She changed the date to this due to a lot of our people will be going on the Rec Board Cruise the following week. February 8 they will be holding the Horse Racing Event.
On 3/15 they will hold the Murder Mystery Evening.
She also announced that After Six has now purchased their liability insurance of 100-300 million thru State Farm Insurance.
She also stated that everyone in the community is welcome to attend the outdoor activities that are offered and don’t need to be invited. If they don’t know how to play tennis, pickleball, shuffleboard and bocci they are willing to help them.
Bernie Nachimson scheduled the Jewish War Veterans on Sunday October 20 from 8:15 a.m. – 2:45 p.m. in the Viking Room.
Michael Montemurno schedule 11/16 for the 4/5 Party in the A building from 6 p.m.-10 p.m.
Patti Lazaroff announced Ballroom Dancing will start again on 10/14 from 3 P.M.- 4 P.M. on Monday class and a Thursday class. It is a 6 week course until 11/18 in the Viking Room.
Marlene Mirsky announced the “Russell Mayer” Car Show in his honor in our Parking Lot on February 1. All proceeds to go to “Stand Down House” in Russell’s name.
MINUTES
Lynne Cohen read the minutes. They were unanimously approved and accepted by Arleen Kessler and seconded by Michael Goodman.

FINANCES
Camille Montemurno will be gone from 10/9-11/11 so no budget will be discussed in her absence until her return.
She announced the information about our monies for 3 months, June, July and August. (See attached.)

ENTERTAINMENT
Shelley Miller announced the Health Fair on 11/14 from 10-12 p.m…music by Iris Revson and lunched will be served free of charge. You must pre-order your choice of sandwich…either Turkey or Tuna…at the ticket office on Thursday or Saturday. They are giving the Rec Board $500 for hosting this. A second health fair will be held in January.
GYM and TENNIS COURTS
Patti Lazaroff reported all is ok
Charlie San Filippo reported there was mold in the lights by the men’s room entrance in the gym. He reported it to Ritter, who then took care of it immediately. Mike Montemurno asked the board to vote on getting a mold mediator immediately. Camille asked the board to vote on this and it was unanimously passed. Shelle England approved by vote and Patti Lazaroff 2nd the vote.
Termite Situation
Camille Montemurno discussed the current termite situation. This termite problem seems to have been ongoing for 2 ½ – 3 years without our knowledge. Tony Costa was aware of this and never told anyone due to his own personal feelings about the exterminator not tending to his own infestation of rats and having to be charged to take care of it on his own. He wanted the bill to be charged to the Recreation Association. The previous board should have checked why we didn’t have the exterminator anymore So he fired the past exterminator ProPest. The charges for taking care of this problem now is $24,872 just for tenting. We need new fascia board and new gutters. Jose is doing this for $12,400 in pressure treated wood as a favor to Camille. 3 sections of fence were removed for $2100 to be able to tent. The cost for all this work to be done will be in the ballpark of $46,000 without repairing the rafters. Marc Caffiero has been helping Mike and Camille with everything on this project. Sam Fleischman asked if Dominic has fulfilled his contract and Mike said he fulfilled this but it’s the workmanship that we are questioning. After 3 yrs we can’t do anything about this.
Charlie San Filippo presented the board with a” look ahead” list of things he thinks need to be done. (copy attached)
The operating account was also presented and Patti L approved this and Shelle England 2nd the motion.
LANDSCAPING
Michael Goodman gave his report. He walked around with the landscaping company and they checked out everything. Plants will be replaced due to termite job killing them.
ALLIANCE
Iris Schnell absent so Rhoda Birnbaum explained to board that all board members need to attend at least 4 hours of Continuing Education every year.
LOST AND FOUND
Shelle England reported that she found credit card and since no one claimed it shredded it. A ring and keys were found as well. To date no one has claimed it.
DOCS
Camille reported that only 277 out of 1126 homeowners approved the Docs. Based on that she gave a recommendation that 2 executive board members and 2 people from each plat should form a committee and hopefully this be done by January 7 and read by April to the meeting. She suggested that Mike M and Bill Y be the exec board members. She also recommended that Bob Albertson be the chairman of this committee. The board agreed to this and it was voted upon. Tom Clark voted and Patti L 2nd it. Camille also suggested that our meetings should be changed from 3rd Wednesday to 1st Tuesday of month starting Jan 2025 if the Docs allow this. Bill Y will check on this for us.
GOOD N WELFARE
Sam Fleischman made a suggestion that Alan Shwartz always keep two videos on website at a time. The board voted and it was denied.
Toby Gordon announced the Thanksgiving Food Drive from October 1-November 5 in the B bldg. lobby. Please check the expiration date on all donated items.
Ritter gave his consolidated report before the meeting was adjourned.

Dec 14 Toys for Tots
The activity for December has been changed from the 3rd Saturday of the month Dec 21 to the 2nd Saturday of the month Dec 14.
Sherry from Plat 4/5- asked for her Fellowship Church group could meet in our building and it was denied due to outside group not having insurance.
Shelley Miller reported for the Rec the following:
5/27- Memorial Day will be serving Italian Subs, Eggplant Subs, Roast Beef Subs or Turkey Subs from Mario’s. $20 pp with Entertainment by Sweet Emotions. Shelley needs help with volunteers for that day.
6/16- Father’s Day 7:30 PM Karaoke
7/4- 1:30-4:30 Never Say Never Hot Dogs
7/26- Grand Opening of the Olympics 7 P.M. wear Red, White and Blue with some food
9/2- Labor Day serving Dirty Dogs free to guests with Don’t Stop the Music entertaining, Jimmy and Gina at a cost of $450.
Fall will be Xanadu Show.
November will be Health Fair with a fashion show and boutique.
Health Fair was talked about bringing in vendors each contributing money towards their booth. Mike M asked that no tape is to be put on the walls during any functions in our A bldg..
New Years Eve was approved to spend up to $2000 for entertainment.
Kudos was given to Toby Gordon and Lynne Cohen for their successful Mother’s Day Fashion Show/Luncheon. A profit of $ 471.37 was made at the event. Kudos was also given to the men that volunteered Rich Cohen, Noel Gordon, Ron Miller, Henry Yurkovich and Harvey Lazaroff in helping with serving. Kudos was also given to Ritter and Marlene for their unending help with everything.
Camille announced that hopefully next year we will include in the budget to make all guests free for Memorial Day, Labor Day, and July 4th for 2025.
Also on the entertainment committee is Shelle England and Tom Clark. Hannah Klingsburg has entertainment contacts so we will talk with her.
Treasurers Report

Kudos was given to Marlene Peretzman and Sheila Lane for their help with Camille on Quickbooks. Lynn Kransberger will be correcting any errors that may occur with Quickbooks.
Alliance
Iris Schnell reported that after attending the meeting that the Palm Beach County Sheriff Mike Bryant said most of the thefts this month were identity thefts and credit card theft. Palm Beach County Fire Rescue Chief Stansbury of Station 45 Battalion 4 had more than 1,000 calls. Senator Lori Berman suggested we get more health care providers due to the area we live in. They are renaming A1A the Jimmy Buffett Highway. Representative Kelly Skidmore reported that they are allocating $200 million for hurricane season improvements. They will give you up to $10,000 for hurricane improvements to your home. You need to fill out an application before 7/31- 8/14 if you are 60 or older with a moderate income.
Ritter reported
Tennis lights were fixed. We got a new electrician Constant Electric. New umbrellas. Concrete tables were painted white. Air fresheners in bathroom only lasted a few weeks and now they don’t have their fragrance. Ritter is monitoring pool. We need longer cables for gym. We got a new flag to replace our ripped one. Ritter has been made the Superintendent of all our grounds.
Mike M said we need to fix our pool, pickleball courts and parking lot all together. Our tennis courts are good.
Patti L said we need a new TV in gym. TV streaming now. We need stools for the Breezeline boxes to be raised off the floor.
Old Business
Please remove all sweat and suntan lotions by showering before you enter the pool/hot tub. Otherwise the grease from your skin lays on top of the water.

Credit Card from Truist wasn’t monitored before. Now it is being monitored and we have a credit line of $40,000 in the …799 Account.
Our new electrician is Constant Electrical
Michael Goodman is now in charge of Landscaping.
He got 3 bids for new landscapers:
PMA- $32,920 plus $5000 for hurricane preparedness
Mike Pacheco- $31,200 plus $10,000 for hurricane preparedness
Wolfer Landscaping- $33,600 plus $3,000 for hurricane preparedness. They will quarterly spray ficus for white flies. It was unanimously voted to hire Wolfer Landscaping.
Camille will report next month if we have a leak in the pool and where it is located.
We will also get a total estimate for the price to upgrade our grounds.
Docs need 788 yes votes to pass and we don’t have it. We voted to extend the vote out to June.
Audit complete and was given to all Board Members.
Camille met with Truist and Fifth Third Bank and we are now using Positive Pay.. which will enable any payments unless approved by her for each transaction. Credit card was never monitored before but now it is and will be paid from 799 account.
New Business
Tai Chi Quan has come to an end but can be continued for $65 per class. They would like the money upfront. We will look into this further and report back to interested people.

The Meeting was called to order at 7:00 P.M. by President Joann Albertson. Pledge to the flag was held. A moment of silence was observed for our departed Board Members, Armed Forces, and the victims of wars around our world.
Attendance
Howard Appel, Arleen Kessler, Shelley Miller, Shelle England, Tom Clark, Iris Schnell, President Joann Albertson, Vice President Patti Lazaroff, Treasurer Camille Montemurno. Excused absences were Michael Goodman and Secretary Lynne Cohen.
Correspondence
Minutes were read by Shelle England in Secretary Lynne Cohen’s absence. Minor changes were made to the minutes and they were accepted as corrected.
Scheduling
Angela Shelton from Plat 1 wants to invite everyone to the “Meet the A building” party on Sunday, June 9, from 1 P.M.- 5 P.M. so we could all meet the Plat 1 people that attend. She will send an e-mail to all Board Members to attend.
Pat Lazaroff reported that Friday, May 17 from 5 P.M.-8 P.M. in the Viking Room the ballroom dancing class would like to hold a graduation party with “Bring a Dish” celebration for all graduates.
Marlene Mirsky requested Sept 21 and Oct 19 for After 6 functions. All meetings are held in Viking Room the first Wednesday of each month.
A woman named Sherry from Plat 4/5 on Dusenburg Rd holds fellowship gathering at her home on Thursday evenings and is requesting parking for the people in parking lot. This was approved.
Judy LaCorte announced that the “Singles” group will be meeting every 3rd Tuesday in the Viking Room.
Financial Report
Camille Montemurno read the financial report that is attached.
She also announced that Michael Goodman is in charge of landscaping now. Howard Appel is in charge of electrical. The following people are now on the pool committee Mark Cafeiro, Robert Rubenstein, and Kathy.
Mark Cafeiro reported that the gym is being left a mess, chairs outside are left out of place by pool, people are not closing the umbrellas.
Entertainment
Joann Albertson asked everyone NOT to take any supplies out of kitchen as they are belonging to the Recreation Dept and paid for by their treasury.
Shelly Miller announced the following dates:
4/19 Friday is Game Night
5/10 is Mothers Day Luncheon/Fashion Show in A bldg.clothes by Patchington
5/22 is the Isle Casino trip
5/27 is Memorial Day with Music by Sweet Emotions by the pool.
She also announced that if no one from board votes on groups for entertainment we can’t continue to have it. She sent e mails to board and only 4 people answered her requests.
Kathe Helbig asked that whenever you use the Arts and Crafts room to please clean up afterwards.
Ritter schedule was changed to him working now on 4th of July, Memorial Day and Labor Day but he is off for his birthday on January 2.
Patti Lazaroff announced that the Rec News cut off for items to be put in is the 23rd of the month.
Alan Shwartz announced that there are no more channels on TV for his web but there is a complete website now to get.
All TVs are working outside now and we will have access now to football games in clubhouse.
Alan also announced that he will be videoing the Mothers Day Luncheon and Fashion Show.
Patti L announced that Tai Chi is going well.
Shelley M suggested that the Rec Website be updated to current day
Alliance Report
Iris Schnell reported that she attended the 4/3/24 meeting of the Alliance. Sheriffs Office said violent crimes are down, auto thefts are a bit better and the car of choice for most thefts is now a Honda. Keep it well locked!! Our Chief of Batallion 4 had reported 3200 calls. Mayor Maria Sachs announced that all High Schools have metal detectors. She would like playground for kids and seniors. They are also requesting volunteers to read to kids that have no grandparents of their own. Also for Adult volunteers to go into Assisted Living Centers to discuss current events with the residents.
The Sunrise Assisted Living has become Elance Retirement. They are now offering college online classes free. All you have to do is register online.
Universal Coaching Service by a Registered Nurse is offering seminars for free with a minimum of 18 people to be enrolled.

Shelle England said that she has a set of keys with hanging trinkets

Mike Montemurno made suggestions for the corrections in several areas of the Docs. Howard Appel also suggested areas of wording be changed. We are taking care of these changes. Marlene Peretzman of Plat 1 suggested that we have 2/3 total vote on all items of our entire community. Not only one Plat is acceptable.
New Business
Incident/Accident Reports are being customized for us
Donna Lentsch of Plat 4/5 asked for a place where her immediate family of 24 could meet when they are gathering together.
Kathy Lee Casale spoke, Deb Williams spoke, Bill Yesowitch spoke, Carl Malace, and Patti Lazaroff asked for a vote on changes being made to Docs.
